Terms and conditions
- Bookings will only be confirmed on receipt of a 50% deposit.
- Balances are payable in cash on arrival as we don't have any credit card facilities.
- Guest arrival times: after 13:00 but no later than 18:00 without making prior arrangements.
- No pets allowed.
- Children have to be controlled by the parents at all times.
- Rates include bed and continental breakfast and the room serviced daily.
- Honesty bar available at extra cost.
- Breakages will be charged to guests account.
- Surprise extra guests will not be accommodated without prior arrangement.
- Insimbi B+B and the owners do not take responsibility for any damage or loss whatsoever.
- We unfortunately do not have any self catering facilities.
Cancellation Policy
Having confirmed a booking we have concluded a verbal contract and we are holding your accommodation exclusively for you whilst denying other enquiries the opportunity to occupy and hence the prospect of re-letting it. Cancellation often involves our not being able to re-let the accommodation at all and there is obviously an economic cost involved. A deposit or credit serves as an incentive for the guest to fulfill his/her obligation under this contract.
No arrival - No refund
Less than 5 days notice - No refund
1 to 2 weeks notice - 25% refund
2 to 4 weeks notice - 50% refund
Its not who comes in but who comes back !!!
Consideration of all our guests are one of our priorities we therefore NO loud music or noise will be allowed after 22:00.
Children have to be controlled by parents at all times and are not to disturb guests in the other unit.
No pets allowed.
Unit rates are according to people specified. Surprise extra guests will not be accommodated without prior arrangement.
No moving of beds and furniture from one room to another.
Portable Braai's may NOT be used on patios only in garden.
All garden furniture must be placed indoors at night and upon departure.
As we often experience heavy electrical storms please ensure that all major electrical equipment such as Tv's, DVD's, microwave etc. are unplugged in event of a storm, when retiring to bed or when not in use.

In order for the guests to come after you to enjoy their stay just as much, we would appreciate it if you look after the unit as if it your own and to leave it in the condition you found it!
